<p><font face="Calibri">So where do you begin?  If like me you use a computer for research and keeping in touch with friends and family, you will probably have a basic knowledge of some of the terms used (or at least of heard of them) within the computer manufacturing industry.   </font></p>
<p><font face="Calibri">As the credit crunch takes its toll and purchasers are cutting down on their spending, laptop sales have become more competitive.  So it is worth taking the time to find out what the terms used by the industry actually mean so you can make comparisons and a informed choice regarding your purchase.</font></p>

			<content:encoded><![CDATA[<p><font face="Calibri">Now that many of the leaves have fallen from trees it is an ideal time to carry out leaf printing.  This is a great, fun activity to do with your children.  Firstly it gets the whole family to get wrapped up and get outdoors for some fresh air.  Secondly it will help get the children involved with nature, just by them learning which leaves come from which trees or even just observing the various different autumn shades that are out there you are teaching them new skills.  Even if you do not have the first idea of which leaves belong to which trees it is a perfect opportunity to teach your children research skills.  Possible go to the library for information on trees local to your area or look for information on the internet.   </font></p>
<p><font face="Calibri">The children will love getting their woollies and boots on and running through piles of leaves.  Most areas have protected woodlands within a reasonable distance of where you live.  Point out to your youngsters any wildlife that you see when you are there, you could also take a digital camera with you and snap pictures of anything unusual or interesting.  There is no end to the fun your children can have with nature, they could try bark rubbing or even a treasure hunt.  </font></p>

<p><font face="Calibri">You can print leaves on a variety of different materials, canvas, paper or material (maybe design your own T-shirt).  The first stage is to paint one side of your chosen leaf; you will find if you paint the side of the leaf where the veins protrude you will get a much clearer image.  Then place newspaper under your fabric or canvas, if printing on a T-shirt you should put newspaper between the layers of fabric to prevent paint seeping through.</font></p>
<p><font face="Calibri">Then it is time to press the painted side of the leaf onto the canvas, paper or fabric, this is known as pressure painting and with practise can achieve beautiful results.  After a few trial runs you will discover how much paint should be applied to the leaf as well as the amount of pressure needed for the best results.  Using a rolling pin can make leaf printing easier as the pressure is distributed more evenly onto the leaf.  </font></p>
<p><font face="Calibri">Another technique you can try is to lay the leaf down with the painted side facing upwards then lay the paper, fabric or canvas to be printed on top of the leaf, in one firm movement press down on the leaf to create your print.  The effect will be slightly different from using the rolling pin, you will probably have fun developing your own techniques for different effects.</font></p>
<p><font face="Calibri">Once your prints are dry you can wear your new printed T-Shirt, frame your printed Canvas or stick up your printed paper.  For another activity the children can do use the leaves printed on paper as parts of your child’s favourite animal and get them to add the eyes, ears, tail, legs and so on, hours of fun.</font></p>

<p>You usually receive your money as a cash lump sum, to use as you wish. This varies from plan to plan, and differs depending whether you opt for a plan that provides cash upfront, or an income plan. </p>
<p><strong>Equity Release — Key Facts</strong> </p>

<p><strong>HOME REVERSION EXPLAINED</strong> </p>
<p><strong>What is Home Reversion?</strong> </p>
<p>A Home Reversion Plan allows homeowners to release a lump sum from their property, without concerns over future house prices, or the effects of roll up interest. </p>
<p><strong>How does it work?</strong> </p>
<p>With a Home Reversion Plan (also known as home income plans) you sell all or part of your property to the plan provider. In return you get a cash lump sum or income. As you are selling your property in exchange for the equity released, the plan provider is taking the risk on future house prices.  </p>
<p>Your home, or the part of it you sell, belongs to the buyer or reversion provider, but you are allowed to carry on living in it. This means you will be selling the legal ownership of your home but will be guaranteed the right to live there for as long as you wish, by way of a lifetime lease. In the case of joint applications, this is applicable to both parties, so that both your interests are fully protected.The complexities of each scheme vary; for example you may be expected to remain liable for repairs to the property, or there may be restrictions that apply. </p>
<p>Your age is a primary factor in determining the allowable percentage released on the survey value of your home. Other factors, such as your gender and the estimated future value of your property, will also be taken into consideration.  </p>
<p>Any secured loans or mortgages must be paid off on the sale of your house, so a Home Reversion Plan may be unsuitable for anyone wishing to leave the equity in their property as an inheritance for their next of kin. </p>
<p><strong>Is it right for me?</strong> </p>
<p>A Home Reversion Plan can be a useful way of releasing equity from your home, especially if you do not want the stress of moving or downsizing, but you must be sure that it is right for you and suits your particular circumstances and needs. It is important to remember that with Home Reversion you no longer own your home (even if you only sell part of it). Depending on the particular plan, you may have to maintain the home while you live in it. You’ll also be under a secure tenancy, so will have to follow all of the terms of the lease. If you choose a rent-back option, you will have to make regular rent payments.  </p>
<p><strong>LIFETIME MORTGAGES EXPLAINED</strong> </p>
<p><strong>What are Lifetime Mortgages?</strong> </p>
<p>With Lifetime Mortgages, you take out a loan that is secured on your home. There are a number of different kinds of Lifetime Mortgages available: <strong>A Roll-up Lifetime Mortgage </strong>“Rolled up” means interest is added to the loan over a set period of time, for example, every year. The loan gives you a lump sum or regular income and you are charged a monthly or yearly interest, which is added to the loan. When your home is eventually sold, the amount that you originally borrowed, including the rolled-up interest, is repaid. </p>
<p><strong>A Fixed Repayment Lifetime Mortgage </strong>With this kind of Lifetime Mortgage you get a lump sum, but do not have to pay any interest. Instead of paying interest, when the home is sold, you have to pay the lender a higher amount than you originally borrowed. That amount is agreed in advance with the lender. The lender then uses this higher sum to repay the mortgage when your home is sold. </p>
<p><strong>An Interest-only Lifetime Mortgage </strong>With an interest-only Lifetime Mortgage you get a lump sum upfront and pay a monthly interest on the loan, which can be either fixed or variable. The amount that you originally borrowed is then repaid when your home is sold. </p>
<p><strong>A Home Income Plan</strong>With Home Income Plans the money you borrow is used to buy a regular fixed income for life (also called an annuity). This income is used to pay off the interest on the mortgage and the rest is yours to use as you wish. The amount that you originally borrowed is repaid when your home is sold. </p>
<p><strong>Shared Appreciation Mortgages</strong>Some Lifetime Mortgages include a shared appreciation element. This means that the lender has a share in the value of your home.  These kinds of plan are now less popular and less frequently available. </p>
<p>When taking out a Lifetime Mortgage, you can choose to either borrow a lump sum or to opt for a drawdown facility. A drawdown is suitable if you want to release occasional small amounts rather than one big loan upfront, as it means you only pay interest on the money that you actually need at the time. </p>
<p><strong>How does it work?</strong> </p>
<p>Like a normal mortgage, you borrow money that is secured against your home. Your home still belongs to you and is not sold as part of the Lifetime Mortgage. 			<content:encoded><![CDATA[<p>The Treasury Department has commissioned Sir James Crosby, the former chief executive of HBOS, owner of the Halifax and the Bank of Scotland to carry out a report on the mortgage market. His report suggests that he feels the mortgage market will be paralysed until 2010 as there will be a shortage of mortgage finance during this period.  </p>
<p>Sir James Crosby suggests that new mortgage lending could possibly fall below zero next year. This will happen as the mortgage lenders will be putting less money back into the<br />
UK housing market than they would be taking out. This will lead to a slow down in the recovery of the housing market and further falls in house prices along with falling consumer spending and rising unemployment. </p>
<p>During the last twelve months we have seen the number of new mortgages arranged by mortgage lenders drop drastically. The amount of new mortgage lending has dropped by 62.96% from £108 billion in 2007 to a forecasted figure of £40 billion for 2008. Yet The Council of mortgage Lenders has said that the number of repossessions in the<br />
UK has increased by 12% in the third quarter of this year.  Repossessions are expected to hit 45,000 by the end of this year a massive jump of 71% on last year </p>
<p>An area of concern to Sir Crosby is the collapse of mortgage finance for housebuilders as they are now dependent on buyers being able to afford a deposit of 10 to 15% on average £21,000. First time buyers are finding it extremely difficult to save such a large deposit and this is keeping them away from buying their own home.  Mortgage lenders are currently reluctant to offer mortgages above 90% loan-to-value due to the falling house prices. </p>
<p>Earlier this month moneyfact released information that suggested that there was only 66 mortgage deals left to choose from that allowed  a 10% deposit , compared with 1,197 over nine months ago. O’boy has the mortgage market changed in the last year! </p>
<p>Let’s not forget that the housing market has seen property prices drop to February 2006 prices and it is suggested that house prices will end this year between 15% and 20% lower than at the beginning of the year.  </p>
<p>The remortgage market remains in turmoil as borrowers hunt around for new mortgage providers. Long gone are the days of finding a quick mortgage or remortgage. Homeowners are finding themselves unable to remortgage their homes due to:</p>
<ol>
<li>the down-valuation of their property</li>
<li>the total lack of equity in their homes</li>
<li>an ever changing mortgage criteria</li>
<li>the withdrawal of mortgage products for borrowers that need a 90% plus mortgages product</li>
<li>High interest rates</li>
</ol>
<p>The chancellor announced the following changes in his pre-budget: </p>

<li>Mortgage providers had agreed to wait three months after someone falls into arrears before initiating repossession proceedings.</li>

<li>The Chancellor announced yesterday that Income Support for Mortgage Interest (ISMI) will be further increased from £175,000 to £200,000. This support for mortgage interest will benefit people who may lose their jobs through unemployment or sickness and is welcome news. It means that homeowners with mortgages up to £200,000 are now protected after 13 weeks and they will have the interest part of their mortgages paid until they return to full-time employment.</li>

This is not enough to encourage Joe Public to spend money £699 when next week he could lose his job. This recession is yet to explode we have not heard the end of it and the chancellor tax cuts may well come back to haunt us all for a generation or more.</p>
<p>What is really amazing is that our government want us to spend our way out of this recession. They want us to spend now and pay back later using the 2.5% Vat reduction and the other tax-cuts announced this week. The cost for these tax-cuts is predicted to be over £20billion and don&#8217;t forget the £500bn already earmarked and used for securing confidence in the<br />
UK banks. Surely to god it is overspending that has got us in this mess coupled with the lack of regulation, greed and mis-management in the banking sector.<br />
Our overall level of debt for this recession in the UK could well be £1 trillion in three to four years time. Then we may have to relying on inflation to devalue our debt in order to make it easier to pay off along with tax rises. But take heart and a deep breath when you consider that the global cost of supporting the banks and tax-cuts is considered to be £5 trillion. Who&#8217;s printing all this money?</p>
